Heat Pumps in South St Austell's Coastal Villages: Duporth, Porthpean & Beyond

The coastal strip between Charlestown and Par — including Duporth, Porthpean, Polkerris, and London Apprentice — is almost entirely off the mains gas grid. Premium property values and high off-gas rates make this one of the most commercially active heat pump markets within our service area.

The South St Austell Coastal Strip

The coast between Charlestown and Par forms one of the most distinctive residential zones in our service area — a sequence of small, predominantly affluent communities perched on sea cliffs and tucked into coves, all sharing a near-complete absence of mains gas supply. Properties here heat with oil, LPG, or electric storage, and a high proportion of homeowners have either second homes or retirement properties where running cost efficiency matters greatly.

Duporth: Premium Estate, Close to Base

Duporth is a small coastal community immediately south of Charlestown, built predominantly around Duporth Holiday Park and the residential streets above the cliffs. Properties average £350,000–£550,000 and sit 90–98% off-grid. The combination of high property values, off-gas heating, and direct sea views makes Duporth one of the strongest premium heat pump markets in our area.

The estate layout of most Duporth properties means garden access for outdoor unit positioning is generally straightforward, with no conservation area constraints. We've installed several Daikin Altherma systems in Duporth, and residents here frequently combine heat pump installation with solar panels to offset electricity running costs.

Porthpean: Quiet Cove Village

Porthpean is one of the more tranquil communities on the south coast — a small cove settlement with a private beach, surrounded by fields and the grounds of Porthpean House. Properties here include everything from modest holiday cottages to substantial detached homes overlooking the bay. The off-gas rate exceeds 95%, making the BUS grant relevant for almost every household.

The coastal position requires marine-grade outdoor unit specification — epoxy-coated heat exchangers and powder-coated cabinets — which we supply as standard for all properties within 500 metres of the sea. Porthpean's quiet country lanes provide easier vehicle access than the harbour villages to the west.

Polkerris: Our Nearest Coastal Village

Polkerris is one of the smallest and most charming communities in our service area — a tiny fishing cove with a restored RNLI boathouse, a pub, and a handful of houses clustered around a tiny beach within the Par bay. At approximately 2 miles from our base, it is among the communities we can reach fastest for survey and installation.

Almost every Polkerris property is off the mains gas grid. The village's tiny size and restricted access require careful logistics planning, but the off-grid status and eligible property types make the BUS grant applicable to virtually every household. Installations we've completed at nearby Charlestown and Par demonstrate the approach we take in similar compact coastal communities.

London Apprentice and the Pentewan Valley

London Apprentice is a dispersed hamlet sitting at the northern end of the Pentewan Valley cycle trail — a community connected by rural lanes between St Austell and the coast at Pentewan Sands. Like the Pentewan village below it, London Apprentice is off-grid and oil-heated.

The valley setting gives London Apprentice properties an interesting solar opportunity — south-facing hillside plots with the Pentewan Valley running broadly toward the coast. The combination of solar panels with an oil-to-heat-pump upgrade is particularly compelling here.

Why Heat Pumps Work Well on the South Coast

The south Cornwall coastal strip benefits from the mildest winter temperatures in the UK. Falmouth and the Roseland Peninsula regularly record the country's minimum daily temperatures above 5°C even in January — and Duporth, Porthpean, and Polkerris share similar maritime thermal moderation. This is significant because:

  • Heat pump CoP is highest in mild weather: Air source heat pumps achieve their best Coefficient of Performance when outdoor air temperatures are 5°C or above — which describes the majority of Cornish winter days. A CoP of 3.0–3.5 in January is realistic here; inland locations may see 2.5–2.8.
  • Less reliance on auxiliary heating: Backup electric resistance heaters in hybrid heat pump systems rarely activate at coastal Cornwall locations, keeping running costs down
  • Longer shoulder season: The period when a heat pump can easily maintain indoor temperatures without supplementary heat extends earlier in spring and later into autumn than for inland properties

Grant, Costs, and What to Expect

For south coast properties, a typical heat pump installation costs £9,000–£16,000 before the £7,500 BUS grant. After the grant, most homeowners pay £1,500–£8,500 net — and for smaller or well-insulated properties, the grant can cover nearly the entire cost.

Premium detached properties at Duporth or Carlyon Bay may invest £18,000–£28,000 in a full package including large-capacity heat pump, 300-litre cylinder, and wet underfloor heating — achieving the lowest possible running costs and maximum comfort. The BUS grant applies regardless of total project cost.
