Solar Panels for Cornwall Holiday Lets: ROI, EPC & Battery Storage

By CCS Heating & Renewables 7 min read

Cornwall's holiday let market is one of the most active in the UK, and solar panels are an increasingly attractive investment for landlords — both for reducing bills and meeting rising EPC expectations from guests and platforms.

Holiday Let Solar ROI

Solar panels for holiday lets offer a compelling return on investment — particularly in Cornwall, where peak occupancy coincides perfectly with peak solar generation. During July and August, when properties are most likely to be fully occupied, solar panels are generating at maximum output. Every kWh generated and self-consumed reduces the electricity bill directly.

A 4kW solar system generating 3,800 kWh/year in Cornwall, with 60% self-consumption at £0.245/kWh, delivers approximately £558/year in direct savings. With SEG income added, total returns of £600–£700/year are typical, giving payback of around 9–11 years — after which generation is effectively free for the remaining 15+ years of panel life.

Cornwall Holiday Let Market

Cornwall is the UK's most popular holiday let destination, with over 24,000 registered holiday properties and some of the highest occupancy rates in the country. Solar panels are increasingly becoming a selling point for holiday lets:

  • Growing guest demand for eco-credentials — "solar powered" features prominently in top-performing listings
  • EPC improvements help meet Airbnb and Booking.com sustainability requirements
  • Reduced electricity bills improve yield, especially as electricity prices remain high
  • Battery storage and EV charging add further premium appeal

Battery Storage for Lets

Battery storage is particularly well-suited to holiday lets. Guests typically use electricity heavily in evenings — exactly when solar panels aren't generating. A 5–10kWh battery captures daytime surplus for evening use, significantly increasing self-consumption and reducing grid dependency. Remote monitoring also lets owners track energy usage across their properties.

EPC Requirements

Holiday lets in England are exempt from the rental sector's minimum EPC E requirement, but this may change under future policy. More immediately, Cornwall Council and planning authorities are increasingly requiring EPC improvements as a condition of change-of-use applications. Solar panels typically improve EPC ratings by 5–15 points, which can be the difference between EPC D and C, or C and B.

Heat Pump Pairing

For off-gas holiday lets heating with oil or LPG, combining solar with a heat pump creates the most energy-efficient package. The £7,500 BUS grant applies to holiday lets as well as primary residences (subject to eligibility). Remote-controllable heat pumps are ideal for managing heating between guest stays.
