Gas, oil, or neither? Cornwall's off-gas question
Around 47% of Cornish homes have no mains gas connection, which makes this county's boiler decision different from the national one. If your current boiler burns oil or LPG, replacing it like for like is the obvious move and often the right one — but it is worth pricing the alternative before you commit, because the grant arithmetic only runs one way.
The Boiler Upgrade Scheme pays £7,500 towards an air source heat pump, and £9,000 where the property is heated by oil or LPG with no mains gas connection. That off-gas uplift runs to 31 March 2027. It is paid to the installer and deducted from your invoice, and it does not exist for a replacement oil boiler. A new oil boiler and a grant-funded heat pump can therefore land within a few thousand pounds of each other on an off-gas Cornish property, before you look at running costs. We fit both — OFTEC for oil, Gas Safe for gas, MCS for heat pumps — so the comparison we give you is not a sales funnel. The rules a boiler installation has to meet
These are not optional extras, and a quote that ignores them is cheaper for a reason:
- Boiler Plus. Since April 2018 a gas boiler fitted in England must be at least 92% ErP efficient and the installation must include time and temperature control. A combi needs one additional measure on top: flue gas heat recovery, weather compensation, load compensation, or smart controls with automation and optimisation. Ask which of the four your quote includes.
- Notification and the compliance certificate. Gas work must be done by a Gas Safe registered engineer and notified; you should receive a Building Regulations compliance certificate. Keep it: it is what a conveyancer asks for, and what a manufacturer's warranty claim depends on.
- Landlords. Under regulation 36 of the Gas Safety (Installation and Use) Regulations 1998 every gas appliance in a let property needs an annual safety check. The record has to reach the tenant within 28 days of the check, a new tenant at the start of the tenancy, and you have to keep copies for two years.
- Oil installations follow OFTEC standards and need the tank position and base assessed, not just the boiler swapped.
A local engineer, or a national cover plan?
Search this term and you will be offered national brands and comparison sites. The difference is not the boiler — a Worcester Bosch is the same unit whoever fits it. The difference is who arrives, how far they travelled, and whether the person who fitted it is the person who comes back.
